The Nagpur Metropolitan Region Development Authority (NMRDA) is the statutory body that sanctions land use, layouts and conversions for plots within Nagpur's metropolitan region. An NMRDA-sanctioned plot carries a legally enforceable layout plan, a registered Non-Agricultural (NA) order, defined road widths, reserved open spaces and clear demarcation — all of which are mandatory for a clean sale-deed and for raising a home loan.
Plots that are NOT NMRDA-approved expose you to enforcement notices, demolition risks, refused construction permissions and disputes during resale. In 2025–26 NMRDA has tightened its monitoring and unauthorized layouts are being flagged at the registrar's office itself.

It confirms the parent title is clean, the conversion to non-agricultural use is recorded and the plot you are buying physically exists exactly as drawn.
